About CLQ Land

CLQ is a vertically integrated real estate investment and development firm — we acquire land, entitle it, and build it with our own crew and equipment.

Through CLQ Constructors LLC, we self-perform the heavy civil work most developers outsource: mass grading, earthwork, erosion control, and underground utility installation. Our 14-person field crew operates owned dozers, excavators, graders, and utility equipment. We are an active construction company, not a paper developer.

On the land side, we acquire, entitle, and develop across Middle Tennessee through direct purchases, joint ventures, lot banking, and note acquisitions — delivering finished lots to homebuilders, retail, and mixed-use partners. Target investments run $5M–$50M with hold periods up to four years.

Because we estimate and build our own projects, we know exactly what land is worth. Our in-house estimating team prices every site from first principles — grading, utilities, infrastructure — so the number we bring to a landowner reflects real costs and real land value, not a guess. No lowball offers dressed up with fine print.

For landowners: We don't tie up your property and walk away. Since inception, 95% of our executed contracts have closed. We do our homework before we go under contract — not after — so when we sign, we intend to close. Our reputation is built on following through.
